Kamber Management Company welcomes two new tenants to Tower 45

JLL arranges new leases as ownership completes latest upgrade to outdoor atrium

NEW YORK, May 9, 2024 – JLL announced today it has leased 16,000 square feet of office space at Tower 45, the 458,446-square-foot, Class-A tower located at 120 West 45th St. in Manhattan owned by Kamber Management Company.

Global law firm Watson Farley & Williams leased the entire 12,919 square-foot 20th floor in a relocation from 250 West 55th St., while SolMicroGrid, an energy-as-a-service company backed by Morgan Stanley Energy Partners, part of Morgan Stanley Investment Management, leased 3,166 square feet on the 27th floor for its first New York City office.

The transactions come as Kamber Management Company completes the renovation of the property’s exterior atrium. This most recent upgrade offering curated outdoor space is designed to maintain the building’s status among the city’s premier corporate addresses.

Tower 45’s soaring 15-story atrium was reimagined by Irish biophilia pioneer Clodagh to reengage not just office tenants, but passers-by seeking solace, inspiration, and a pleasant place to relax. Clodagh Design created a new atmosphere with a green garden that contributes to improved air quality and acoustic filtering while installing a variety of new seating options, art and sculpture that sets the space apart. A giant steel panel by artist Mike Elsass that represents strength, life’s trials, aging, imperfection and beauty, dominates the eastern wall of the atrium, while a paper collage by contemporary mixed media artist Vik Muniz that recreates the iconic “Washington Crossing the Delaware” painting by Emanuel Leutze hangs in the lobby to the west.
