WASHINGTON, DC – August 1, 2023 - JLL announces today it has been retained by Trammell Crow Company (TCC) and ReThink Capital Partners to lease the medical office space at 201 and 251 National Harbor Boulevard in Prince George’s County, Maryland. The two medical office pavilions total approximately 200,000 square feet, with 75,000 square feet currently available for lease.

“Medical Pavilion I & II serve as the premier destination for medical services in the area,” remarked Matthew Coursen, Executive Managing Director, JLL. “The significance of this submarket is highlighted by the fact that over 75 percent of Prince George’s County residents currently leave the county to seek medical attention. To address this gap in local healthcare services, a joint venture between Trammell Crow Company and ReThink Capital Partners delivered the properties in 2021 and are now anchored by two major systems: the University of Maryland Medical System and Adventist HealthCare. By offering a comprehensive range of medical services, Medical Pavilion I & II aim to provide convenient access to quality care for the local community.”

Medical Pavilion I & II stand out as the leading destination for surgical procedures in the region. The strategic location, across the Potomac River in Maryland, offers convenient access to a number of communities in Maryland and Virginia. Due to strict regulations in Washington, DC, particularly the CBD and Northern Virginia, those areas lack a significant presence of ambulatory surgical centers (ASCs). As a result, residents in these areas often face challenges in accessing convenient and timely surgical services. Medical Pavilion I & II at National Harbor serve to fill this void by providing the necessary ASC presence and accelerating the continuum of care required by the surrounding population.

By offering comprehensive medical services, including surgical procedures, and addressing the unmet healthcare needs of the region, Medical Pavilion I & II at National Harbor play a vital role in improving healthcare accessibility and enhancing the overall well-being of the community.

“We have been watching the top-tier healthcare real estate execution by Matt and his team at JLL for some time,” stated Eric Fischer, Managing Director with TCC’s MidAtlantic office. “We know through their reach and connections in the industry that we will continue to bring best-in-class tenants to National Harbor and in turn, the entire surrounding community.”

In addition to Coursen, JLL’s Conn Curry and Andrew Thau will be responsible for the leasing and marketing of the medical office space.
