JLL leads extensive renovations at Four Westlake in Houston’s Energy Corridor

A reimagined lobby, conference center and food hall are among the planned additions for the Class-A office tower’s first-floor revitalization

HOUSTON, Oct. 31, 2024 – After being selected to handle office leasing and property management at Four Westlake last year, JLL today announced significant capital improvements underway at the Class-A, 564,291-square-foot office tower. Located in the prominent Energy Corridor submarket, the building will be outfitted with top-of-the-line, highly amenitized spaces complete with contemporary finishes to inspire work-life balance among future tenants.

JLL Managing Director Tyler Garrett and Vice President Matt Pruitt are leading leasing efforts at Four Westlake; JLL Vice President Lisa Skelton will handle property management onsite; and Senior Vice President Stefanie Jordan and Vice President Natalie Wilkins are overseeing the lobby renovation process with JLL’s project development services group.

As the centerpiece of this renovation, Four Westlake’s lobby will be transformed into an elegant, inviting space complete with collaborative seating throughout. A fully upgraded fitness center will also be accessible from the first floor, featuring state-of-the-art, multifunctional equipment, and a new food hall will provide employees with a wide array of dining options. Additionally, users will have the opportunity to take advantage of the cutting-edge conference center, featuring a range of meeting spaces that can hold up to 200 people. The entire project is expected to be completed in May 2025.

The 20-story office tower is surrounded by top-rated restaurants, luxury multifamily complexes, and Terry Hershey Park, Houston’s premier hike and bike trail. With ample greenspace and ease of access to City Centre, Katy and The Galleria district, Four Westlake offers future tenants an unparalleled office environment in one of Houston’s most sought-after submarkets.

Gallant Builders has been selected as the general contractor for the building’s renovations, and IA Interior Architects is providing architectural services.

According to JLL’s Q3 2024 Houston Office Market Dynamics report, the market experienced nearly 115,000 square feet of positive absorption last quarter, while vacancy decreased by 10 basis points, indicating healthy office market conditions and growing demand. Strong levels of preleasing recorded throughout Houston last quarter are evidence of existing demand for quality new construction and the flight to quality trend that is here to stay.
