JLL inks five deals at Perimeter Summit, the 83-acre mixed-use campus in Brookhaven

Office leasing momentum follows Spear Street’s strategic investment in capital improvements, dining options and tenant programming

ATLANTA (October 21, 2024) — JLL and Spear Street Capital (Spear Street) today announced five new office leases totaling 47,798 square feet at Perimeter Summit, the 1.7 million-square-foot, Class-A mixed-use development in Brookhaven. The momentum follows Spear Street’s investment in enhancing the workplace experience with campus-wide renovations, new outdoor amenities, weekly programming and dynamic dining options. JLL Senior Managing Director Brooke Dewey, Executive Vice President Adam Viente and Vice President Alexis Vondersaar handle leasing efforts for Perimeter Summit on behalf of Spear Street.

The new leases at Perimeter Summit include a 14,940-square-foot lease for FinQuery, a leading accounting software provider; an 11,628-square-foot lease for Chicago Title Insurance Company, a national insurance provider; a 9,407-square-foot lease for HealthLink Dimensions, a healthcare data provider; a 6,002-square-foot lease for American Global, a large privately held insurance and surety brokerage firm relocating from the Cumberland Galleria submarket; and a 5,821-square-foot lease for Public Company Accounting Oversight Board (PCAOB), a nonprofit that oversees the audits of public companies. PCAOB will be located in one of the new, move-in-ready spec suites in Summit One. Spear Street is currently finalizing two more spec suites in the building that are available for lease.

The leasing momentum comes on the heels of ownership’s delivery of an energized and activated workplace destination. The robust community programming includes weekly events such as outdoor movie nights, live music, festive celebrations such as a Kentucky Derby watch party and Cinco De Mayo gathering, happy hours and more. Additionally, STHRN Hospitality Co. is bringing a thoughtfully designed food and beverage program to Perimeter Summit. The new partnership introduces dynamic culinary experiences tailored for diverse tastes and schedules, enhancing convenience, fostering community and attracting top talent through an elevated work environment.

A new restaurant, Little Gem, is located on the ground floor of Summit Two and offers a variety of breakfast and lunch options and grab-and-go food, as well as indoor and outdoor dining space. Also new to Perimeter Summit is Pizza Stop, a family-friendly, community-driven concept offering food, drinks and a direct connection to The Green, the property’s central greenspace. Little Gem and Pizza Stop are set to open by year end and will complement the existing Savi Market, which has expanded grab-and-go options and locally sourced offerings. In addition, the campus features a permanent food truck program with rotating cuisines; weekly pop-up chefs in Connect; Sip, a new coffee and cocktail cart; and an airstream trailer serving health-conscious coffee, smoothies and small bites.

Spanning 83 acres, Perimeter Summit recently underwent renovations to enhance the office experience, including refreshed lobbies, new pickleball courts and enhanced outdoor workspaces. All buildings within Perimeter Summit feature 25,000-square-foot floor plates and unobstructed, panoramic views. The campus is also home to a four-star, four-diamond Hyatt Regency hotel, providing tenants with convenient business accommodations as well as conferencing facilities. Earlier this year, High Street Residential announced it would develop the Residences at Perimeter Summit, a transit-oriented, 350-unit multifamily development on the property. Construction is expected to start this year and deliver Fall 2026.

According to JLL's Q3 Atlanta Office Insight, leasing activity is on track to surpass 2023’s volumes. As more and more companies return to the office, the market is seeing a 7.3% uptick in office visits when compared to this time last year. Notably, the Perimeter submarket continues to see some of the strongest leasing activity in 2024, demonstrating the continued appeal of highly amenitized and well-connected Class-A office destinations like Perimeter Summit.
