INDIANAPOLIS, August 20, 2024 – JLL announced today that it finalized the lease of Building 2, a 324,000-square-foot Class A, build-to-suit warehouse within Indianapolis' County Line Commerce industrial park. Tenant Alfa Laval, a leading global provider of heat transfer, separation, and fluid handling products, will occupy the building. This 100% leased transaction commences construction within County Line Commerce.

"We are happy about the expansion we are making in Indianapolis,” commented Alfa Laval's North America President, Ester Codina. “Our teams have worked hard over the past years to strengthen Alfa Laval's operations in the U.S., and this facility is another stepping stone in our ongoing commitment to the aftersales market."

The 170-acre industrial park, a Gershman/Citimark joint venture, is strategically located at the intersection of County Line Road and I-65 and consists of five buildings totaling nearly 1.9 million square feet. This prime location offers unparalleled access to major transportation routes, making it ideal for logistics and distribution tenants.

Alfa Laval's VP Operations, Global Sales, and Service, Per Sandberg, stated, "This investment in a modern and sustainable logistics facility for our U.S. distribution center is a testament to our commitment to enhancing the customer experience and supporting future growth in the North American market. It also provides a modern and safe work environment for the Alfa Laval team."

JLL Executive Managing Director, Brian Seitz, represented the landlords in the transaction. Executive Managing Director, Charlie Polk, and Senior Managing Director, Brian Buschuk, represented Alfa Laval.

"County Line Commerce's poised to become a premier destination for companies looking to establish a prominent presence in the thriving Indianapolis market," said Seitz. "Its connectivity is unmatched as it sits within a one-day drive to over 50% of the U.S. and Canadian populations, benefiting from Indiana's strong labor pool, and bolstered by the state's top rankings in both infrastructure and cost of doing business."

Buildings 1, 3, and 4 are still available for lease.

"This is an exciting milestone as County Line Commerce represents a significant advancement for Indianapolis' industrial market," said Citimark Managing Director, Matt Carlstedt. "With a mix of speculative and build-to-suit opportunities, the park can accommodate a diverse range of tenant sizes."

This transaction is located in Marion County, which boasts the lowest vacancy rate among its surrounding counties at just 1.8%, according to JLL Indianapolis' Q2 2024 Industrial Outlook Report.
