JLL announced today that Weltman, Weinberg & Reis Co., has signed a new 17,875-square-foot lease at Atrium II, located at 5475 Rings Road in the suburb of Dublin. The new office space will house its 80+ employees with an anticipated move-in before September 2024.

Atrium II is a Class A, multi-tenant office building with a broad host of tenant amenities. Among the building’s many features includes an onsite grab-and-go kitchen that offers breakfast and lunch, a conference room with capacity for up to 70 people, 5,500-square-foot fitness center and convenient accessibility to highways, restaurants, hotels and retail offerings.

Because of this, the firm was able to seamlessly complement their desired work environment. The availability of amenities provided the firm with the flexibility to create a modern and efficient layout that supports collaboration and productivity while ensuring a comfortable and enjoyable workspace for their workforce.

“Staying rooted in the Dublin community was a top priority for our firm, and we are thrilled to have found the perfect office space at Atrium II. By strategically choosing a building with a vibrant mix of office tenants and an array of amenities, we are amplifying the benefits for our onsite employees. The presence of other businesses enhances their everyday encounters, and ultimately fosters a stronger sense of community within both our firm and the broader office building,” said Jim Kozelek, Managing Partner at Weltman’s Dublin office. “Similarly, the availability of amenities not only meets our needs but also allowed us to optimize our office space for the effective collaboration of our team and the convenience of our clients. This move signifies our dedication to creating a thriving work environment that supports employee satisfaction and enhances the firm's continued success."

JLL Senior Managing Director Clayton Davis and represented Weltman in the lease.

"Law firms continue to be one of the most active sectors in the region, as they recognize the value of top-tier buildings with extensive amenities and investing in engaging work environments. This flight to quality trend aligns with the evolving needs of law firm professionals who seek a higher-level experience for their employees,” said Davis. “We’re proud to have supported Weltman in its new lease, which will enable the firm to continue to elevate the workplace and attract and retain top talent."

A recent law firm office benchmarking study found that while many firms across the Midwest are rightsizing their office footprint, they are investing significantly in Trophy and Class A office space that betters the overall work experience for employees. In the survey, 30% of surveyed firms ranked onsite food options or dining as a top amenity choice, followed closely by onsite conferencing facilities and social gathering spaces—indicating the broader desire for spaces that support social interaction and engagement.
