AI company Unlearn scales up for expansion in San Francisco

JLL secures 17,220-square-foot lease at 303 Second Street to support Unlearn’s rapid growth

SAN FRANCISCO, Feb. 15, 2024 – JLL announced today a 17,220-square-foot lease for Unlearn, an AI company creating digital twins to optimize clinical research. Unlearn will take occupancy at 303 Second Street in the first quarter of 2024, relocating from about 3,500 square feet of space in the City.

According to the firm, Unlearn’s offices at 303 Second will meet the needs of its current workforce, support further expansion and offer employees an easy commute location with great access to downtown San Francisco shops, restaurants and transit. 

According to Unlearn’s Chief Financial Officer, Jack McGovern, “We found a beautiful space we really needed for our continuing growth. 303 Second has the employee-centric amenities and design that will enable our teams to thrive. Our build-out focuses on an attractive, functional workspace with offices, collaboration nooks and open-gathering spaces—and we also love the building’s outdoor dog run. The Kilroy and JLL teams were also great to work with and did everything they could to accommodate our requests, making our decision even easier.” 

JLL ran an employee commute ZIP code analysis, and 303 Second was right in the middle, providing optimal accessibility for the Unlearn team. 

303 Second Street, a project of Kilroy Realty Corp., offers superior amenities tailored to today’s workforce, including a large outdoor plaza with onsite café/retail options and a year-round music calendar, tenant appreciation events and holiday-focused activities. The building also features a secure bike storage area with repair tools and workspace and men’s and women’s shower rooms with lockers. The Class-A, two-building property, designed by noted architects Whisler-Patri, brings in a wealth of natural light to interior spaces and has received key recognitions, including an Outstanding Building of the Year Award, LEED Gold Certification by the U.S. Green Building Council and a Certificate of Appreciation from PG&E for being a leader in reducing energy waste in the community.

JLL represented Unlearn as well as Kilroy Realty in the lease transaction.
