1030 Music Row is 80% Leased Six Months after Opening

Since March 2022, 1030 Music Row has secured 90,000 square feet of leases between five tenants. 1030 Music row is located on Nashville’s historic Music Row, just one block away from Edgehill Village. Located at 1030 16th Ave. S., 1030 Music Row is one of the newest Class-A office opportunities to deliver this year in Nashville. The 112,000-square-foot building also marks the city’s first mass timber office building, and was thoughtfully designed by Tuck Hinton Architecture and constructed using douglas fir and sustainable materials. JLL has facilitated leases with the following tenants: Anchor Tenant Elmington Capital, an investment and advisory firm; Ampersand Studios, an upscale coworking operator; EnergyBox, a leading loT automation company; Henricksen, a full-service contract furniture dealership; and Encore Bank, a private, boutique bank that couples highly experienced bankers with innovative technology.

Strategically located along Music Row, the boutique office building provides direct access to Vanderbilt, Midtown, EdgeHill and Demonbreun Street, as well as a variety of restaurants, bars, shopping and housing options. In addition, the building is easily accessible, offering a five level covered parking garage, floor-to-ceiling glass, outdoor terraces on every level and on-site security in the lobby. The remaining vacancy has the potential to accommodate an additional 17,000 square feet on the fourth floor, with sweeping views of both Vanderbilt and Belmont University.

According to JLL Nashville’s Q3 Office Insight, last quarter’s strong leasing activity demonstrates the national flight-to-quality trend, with Class-A properties continuing to outperform buildings with fewer upgrades and amenities. Nearly 82% of Nashville's 3.1 million square feet of under-development office space is located in the urban core, illustrating the continued demand for urban and creative work environments. JLL predicts that with consistent deliveries planned over the next few years, the city is poised for additional growth in the post-pandemic economy.
