Client story

One Post Office Square

The energy-efficient landmark transforming Boston’s financial district

Background

One Post Office Square is undergoing a significant makeover – one that’s unprecedented in Boston and serves as a dynamic and innovative example of how buildings can change with the times. JLL, which is both a tenant and the property manager of One Post Office Square, has helped oversee the redevelopment of the downtown office building and is the exclusive leasing agent of the project.

Approach

Balancing the need for value, experience and performance, JLL, Gensler and Anchor Line Partners worked with the landlord to transform an outdated office tower into a sustainable building of the future that’s on par with new construction.

While others are tearing down buildings and starting over, it didn’t make economic or environmental sense at One Post Office Square. Remaking the tower in situ by reusing materials will eventually realize a saving of 14,500 metric tons of embodied carbon normally associated with demolition.

Some of the building’s new features boost employee wellbeing, while also reducing energy use. Triple-glazed glass and a chilled beam system allow for higher ceilings and more expansive views, and also deliver greater energy efficiency and improved climate control. LED lighting, intelligent heating and cooling systems conserve energy and help cut emissions.

Results
  • Scheduled for completion in fall 2022, One Post Office Square is targeting LEED V4 Gold certification
  • 20% estimated energy improvements and 2,000,000 gallons of water saved annually
  • Individual tenants can also achieve further sustainability standards on the floors they lease
