Feeling good on the move

If you’ve ever had the opportunity to sit down and grab a cup of coffee or a quick bite to eat while traveling, it’s most likely been at an HMSHost location. As an international industry leader and expert in food and beverage hospitality, HMSHost creates engaging culinary experiences for travelers across the globe. So, when the company set out on a mission to reinvent its space, they wanted it to look and feel like them, to represent who they are and what they do. Take a look at the results. While it may seem like a high-end hotel lobby or restaurant, it’s actually the headquarters of an incredible global company.

When HMSHost first contacted JLL they wanted to see if there was a way to cut costs and create an engaging space that better reflected the company by moving their 450-person headquarters or renegotiating their lease. JLL’s project management team put together pricing and scheduling that proved HMSHost would save tens of millions of dollars by restructuring their lease and refurbishing their space. JLL was able to work out an agreement with the owner to get HMSHost a generous concession package, three exterior signage locations and a 30% reduction in rent for HMSHost.

To top it off, JLL worked with HMSHost to put together a wish list and the building owner agreed to make the following additions to the building:

• A brand new, state-of-the-art conference center in the building which HMSHost could use on a preferred basis
• A fully refurbished workout facility in the building
• A Starbucks on the first floor of the building, owned and operated by HMSHost. Not limited to tenant use, this amenity is open to the public and helps connect HMSHost to its local community.

With the favorable concession package, HMSHost decided to renovate one of its floors to create an inviting employee engagement area. JLL’s project management team worked with the HMSHost design team to manage the entire renovation from start to finish, coordinating all vendors on the project and keeping the team on schedule and within budget. HMSHost’s new test kitchen and bar, complete with floor to ceiling glass windows, is a focal point of the build-out, allowing HMSHost employees to show off what they do. The space is flexible, inviting and feels nothing like an office. It feels like you are sitting in a restaurant enjoying a dining experience. Now when you come into their office space, you know that you are in the presence of a top-notch food and beverage operator.
